Cornerstone Community Association provides supports and housing for homeless and hard-to-house individuals in a variety of different housing settings. This role is responsible to organize the planning and evaluation of the physical structures and the planning and scheduling of all maintenance activities and inventory control management, using the computerized maintenance system. To provide supervision and evaluation for all other full and part-time maintenance and cleaning staff and to assist the
maintenance and cleaning staff in carrying out day to day functions.

Location: 133 Simcoe Street South, 454 Bloor Street East, 121 Simcoe St.
South and other locations as needed.

Department: Maintenance/Cleaning

 

Remuneration: Annual Salary and Benefits (As Per Collective Agreement)

 

Hours of Work: 40 hours per week, weekdays, with some flexibility
required related to special maintenance projects and paid on-
call work

Physical Demands: Standing, walking, sitting, lifting, bending, stretching,
pushing, pulling, reaching, keyboarding, climbing

 

Environment: Institutional setting, Emergency Shelter facility, Federal
Corrections and Housing Programs

 

Qualifications:

This position requires an individual with general knowledge of technical discipline
normally acquired through completion of a college diploma in a field relevant to property
services; 3-5 years’ experience in building management and trades; and 1-3 years’
experience in supervising staff. An understanding of the issues of vulnerable populations
is an asset.

 

Other Requirements:

 

• Strong decision making abilities
• Computer knowledge and experience with Microsoft office and computerized Maintenance software systems
• Successful completion, and maintenance, of an original Police record check (CPIC)
• Valid driver’s license with clean driver’s abstract, own vehicle and ability to be insured on company vehicle
• Detail oriented with well-developed organizational and time management skills
• Exceptional communication and interpersonal skills, interacting with all levels of the organization as well as external consultants, suppliers, and contractors
• Self-motivated team player with demonstrated ability to manage multiple tasks
• Extensive knowledge of all areas of maintenance and equipment
• Ability to lift 25 kilograms
• Experience in non-profit housing an asset

 

Key Duties and Responsibilities:

 

Program

• Liaise with manufacturers, suppliers and consultants as needed
• Encourage tenant participation in partnership related to maintenance work and planning issues within their living units and affirm and acknowledge this tenant involvement
• Represent Cornerstone in a professional manner at community events or meetings as assigned
• Develop and maintain relationships with suppliers, consultants
• Develop and maintain a strong team approach with all staff
• Work closely with other Programs to ensure that all maintenance issues are managed in a timely fashion
• Assume on-call responsibilities
• Oversee all capital replacement planning and renovation projects and submit regular reports to supervisor, including cost analyses as necessary
• Source materials and services as required
• Recommend and purchase supplies, tools and equipment as required
• Schedule and oversee all fire, mechanical and safety systems training for staff
• Oversee regular inspections and maintenance for Agency vehicle
• In conjunction with Administrative and Maintenance staff, perform inspections of units and common areas as required
• Trouble shoot after hours maintenance issues when necessary
• Conduct annual review of all mechanical and service contractors and
recommend alternatives as necessary to Executive Director
• Work with maintenance staff in the completion of daily duties as required
• Schedule and/or perform repairs to Units as needed
• Engage and supervise trades for specialized work
• Arrange for storage and inventory of supplies and tools
• Maintain all equipment in good working order
• Work with Housing staff to oversee Unit turnover
• Assist with energy conservation initiatives
• Provide appropriate training for safe use of all equipment
• Adhere to all Cornerstone Policies and Procedures
• Other duties as assigned


Supervision and Administration

• Maintain a computerized Maintenance Management System and replenish inventory stock as required
• Schedule and maintain current Building Condition Assessments
• Ensures compliance with WMHIS, Ontario Fire Code, The Ontario Building Code, Ontario Health and Safety Act, Residential Tenancies Act, Elevating Devices Act, and any other relevant legislation Update the Maintenance Management System with current supplier, inventory, and MSDS information
• Assist with monitoring annual budget
• Manage, schedule, assign, and validate completion of work orders and preventative maintenance tasks
• Assist in the hiring of new staff as required
• Train, supervise, monitor, and evaluate staff as well as developing and monitoring shift schedules
• Maintain individual records and files for staff and maintenance requirements
• Ensure that best practice standards and procedures are met and maintained
• Assist supervisor in annual review of Maintenance Program policy and procedure manuals
• Develop tenders for capital replacement projects as required
• Prepare reports and comprehensive cost comparison proposals as required and submit recommendations to supervisor
• Demonstrate daily due diligence and follow through in ensuring the overall safety of clients, staff and others, observe   and adhere to all Occupational Health and Safety legislation in the workplace and document any concerns
• Schedule, oversee and maintain logs as required for fire and Electrical Safety Authority (ESA) inspections
• Prepare and submit payroll time sheets for all members of the maintenance team
• Work with Accounting staff to confirm payables
• Maintain and schedule preventative maintenance systems for Cornerstone
• Other duties as assigned.
